Through assessment of project resources and limitations (physical and financial) we analyze design objectives and spatial requirements to prepare a detailed functional program. Through an extensive consultation process we assist organizations in aligning their strategic business objectives with their strategic workplace objectives. |
Space Planning | We translate functional program into physical space providing options of how to best utilize a space to reflect the entire organizational space planning requirement. |

Design Concept | Our design concepts are communicated to the client through the use of image boards and sketches. |
Design Development | By refinement of design concepts in consultation with the client, we make final design recommendations for space planning, furnishings, fixtures, millwork and interior surfaces. As part of this process we prepare and present colour and material boards. As the design is finalized, budget estimates are refined accordingly. |

Working Drawings | The construction of a new space requires a comprehensive approach to working drawings. A drawing package may include plans for demolition, partition, reflected ceiling, power and communications, furniture and finishes as well as construction, millwork elevations and details. |
Contract Documents | Supporting a package of working drawings we prepare schedules for interior construction, materials, finishes, furnishings, fixtures and equipment. These coordinate with the design input from architect, engineer and other specialty consultants. |
Tendering a Project | Advice on the selection of a list of qualified builders can be provided by us based on our knowledge of the industry. We prepare bid document packages for inviting bids, review bids submitted and provide assistance and advice on the award of contract. |
Contract Administration | Efficient administration of the contract is an essential to achieving the original design intent. We monitor necessary permits and the progress of contractors and suppliers. Shop drawings are reviewed and approved. Any contract changes are made through discussion with the client and contractor before being formalized by change order issued by us. |
Construction Supervision | Site inspections are carried out as project implementation progresses to ensure that the work complies with the construction drawings and to assist the contractor in resolving issues which arise on site. Written reports of inspections are filed following each inspection. |
Furniture Installation | We coordinate and inspect furniture and equipment supply, following through to ensuring it’s proper installation. |
Deficiency Reports | On project completion we compile construction and furniture deficiency lists and follow up to 100% completion. |
Move Management | With any relocation process, we provide coordination of schedules with the building representative, mover and client. To smooth the operation we hold regular meetings with all parties, tag furniture, provide move plans and generally supervise the entire moving process. |
Post-Occupancy | As part of our ongoing benefits to clients we undertake review and evaluation of every project on completion. This ensures that our design approach undergoes constant refinement based on the lessons drawn from every project implemented. |
Facilities Management | We provide ongoing work with clients to assist them with the reconfiguration of floor layout, work areas and walls. The integration of additional furniture, equipment and personnel may be issues needing detailed interior design advice. |
